Schematic Design and Design Development Architectural survey and as-built drawings of existing structures, feasibility studies, identification of city/county planning requirements, design options for remodel/new house, and distribution of schematic plans to selected General Contractors for preliminary cost estimates. Submission and approval from Architectural Design Review Board if necessary. Construction Documentation Architectural drawings and interior elevations of the selected design option for a building permit and contract bidding. Construction details and specifications for a complete bid package. Coordination with a licensed structural engineer and other consultants, including a surveyor, civil engineer, landscape architect, Title 24 energy consultant and an interior designer as required. Contract Bidding and Negotiation Solicitation and comparison of final, fixed price bids from selected General Contractors. Construction Administration Site visits for compliance of construction with approved Construction Documents as the Owner's agent and to provide field support to the General Contractor. |
